Daily Services
Respond to tenant requests for information or maintenance
Provide 24-hour emergency service to the property
Oversee daily operations of the property and implement service contracts where needed
Responding to service requests for all general maintenace and repairs of the common areas of the property as well as the snow removal, landscaping, HVAC, janitorial, security, fire safety & sprinkler inspections, parking lots, and roof repairs
Other daily tasks and operations as needed
Monthly Services
Rent collection and follow up on arrears
Coordinate regular seasonal maintenance and/or any required maintenance
Complete property inspections for visible risk management, operational or maintenance issues, and coordinate/follow-up on work as needed
Obtain quotes for service work as required
Respond to tenant requests for maintenance and provide 24-hour emergency support
Administer the leases including the notification of rent increases or enforcing any lease infractions as required
Pay all monthly operating expenses
Provide monthly financial reporting and residual funds to the owner
Have monthly (or quarterly) management meetings with owners (meetings will adhere to COVID-19 rules set by AHS)
Annual Services
Create and fully implement an annual operating budget
Complete year end operating costs reconciliations and invoice or credit tenants accordingly
Complete a visual building inspection of all interior and exterior areas of the property for budget and management planning purposes
Obtain quotes and proposals for major repairs or capital projects
Meet with owner's to discuss budget and capital planning
Corporate Services
Make monthly mortgage payments or other debt service payments
Facilitate audits if required
File GST returns (monthly, quarterly, or annually)
Record keeping
Leasing Services
Negotiate renewals, expansions, contractions, relocations with exsisting tenants
Coordinate and/or engage new leasing with an outside leasing brokerage
Applicant screening
Provide lease documentation services (leases, renewals, amendments to lease, etc.)
Trust Accounting
New Ave Property Management Corp. (New Ave) is a licensed brokerage by the Real Estate Council of Alberta (RECA) and will follow all rules and regulations of RECA and the Real Estate Act of Alberta with respect to the handling of trust funds
New Ave utilizes Yardi Breeze Premier, an internet based specialized property management software recognized within the industry
